Why Financing a Prefab Home is Different from a Traditional Home

Depending on how you buy your home and if you own your property you may be required to obtain a construction loan. Typically, construction loans are used only during the term of construction and when your new home is complete, the construction loan will be “taken-out” by a traditional loan.

Authorized retailers of prefab homes understand the intricacies of the construction loan process and they will help you understand your budget, the total costs involved and can help you coordinate efforts with your lender if you prefer.

Local Code Requirements

Local requirements will vary based on the LAHJ (local authority having jurisdiction) for architectural review, WUI (fire risk), seismic zoning, and/or project management / zoning services required for permitting.

Project Management

HMK Prefab Homes will work with you to establish an effective project management agreement to ensure your entire build process is handled smoothly and efficiently. While some clients prefer to handle the project management duties themselves, unless you have extensive construction management experience, we recommend working with one of our retailers as a project manager to ensure your project goes smoothly.

HMK Prefab Homes takes pride in the fact that we are one of the few prefab home builders in America with 30 years or more of experience and communication with our clients regarding progress is critically important. We understand your retailer must communicate clearly and effectively with both local authorities during permitting processes and with lenders if they are involved in the process.

The Delivery Date

HMK Prefab Homes will deliver your new home to the site on the day of delivery and your retailer and installation team will work hand in hand to insure the new home is installed properly. Once installation is complete, final permits may be obtained.
